Booking Terms & Conditions

1. Property Information

Capo Vaticano Stay is a family-run bed & breakfast in the Municipality of Ricadi (VV), Calabria, Italy.

The property has two rooms with private ensuite bathrooms and a shared kitchen. The owners live on site.

2. Bookings

Booking requests can be made via the official website or third-party platforms. A booking is only confirmed after written confirmation by the host and, where required, receipt of the deposit.

3. Prices and Payments

Prices are in euros. A 30% deposit is required to confirm a booking. The remaining balance is due before arrival.
Accepted payment methods: bank transfer; debit/credit card via Stripe.
Tourist tax is due separately per local regulations.

4. Cancellations, No-Show and Withdrawal

Unless otherwise specified, the following conditions apply

• More than 30 days before check-in: free cancellation.
• 15–30 days before: 50% of the total booking amount due.
• Less than 14 days / no-show: 100% of the total booking amount due.

In case of early departure, the full amount for the booked stay remains due.
In accordance with Art. 59 of Legislative Decree 206/2005, the right of withdrawal does not apply to accommodation services with specific dates.

5. Check-in and Check-out

Check-in is in person from 4:00 PM to 10:00 PM.
Late arrivals after 10:00 PM may be arranged in advance and are subject to a late check-in surcharge, which will be communicated prior to confirmation.
Check-out is by 10:00 AM on the day of departure.

6. Documents and Access

All guests must present a valid identity document at check-in. Guests without valid documents will not be allowed to access the property and the booking will be cancelled without refund. Guest data will be communicated to the competent authorities as required by law.

7. Minors

Bookings by unaccompanied minors are not accepted. Minors may stay only when accompanied by a parent or legally authorised adult.

8. House Rules

• Smoking is not allowed inside; only in designated outdoor areas.
• Guests' pets are allowed with proprerty pre-approval and with an extra.
• Parties, events and gatherings are not permitted.
• Unauthorised external guests are not allowed on the property.
• Unregistered persons may not stay overnight.
• Guests must respect the quiet of other guests and neighbours.
• The shared kitchen must be left clean and tidy after use.

9. Property Features

Family-run accommodation; owners live on site. A small dog belonging to the owners lives on the property: this does not mean guests' pets are permitted. A basic breakfast is included in the stay.
The property has CCTV for security purposes.

10. Cleaning and Linen

Regular cleaning and linen/towel change: twice a week. Additional services available on request with possible surcharge. In case of misuse, an extraordinary cleaning charge may apply.

11. Damage and Liability

Guests are responsible for any damage caused during their stay. Related costs may be charged. The property is not liable for loss of guests' personal belongings, except as required by law.

12. Communications

Communications take place via the contact form on the website or other channels indicated by the host.

13. Governing Law

These Terms are governed by Italian law. For consumer disputes, jurisdiction is determined by applicable mandatory consumer protection rules.
